From 1st August 2007, it will be illegal to market a property for sale without a Home Information Pack (HIP), which contains documents on the physical condition and legal title of the property.

The object is for Sellers to take specialist advice and then have the opportunity to rectify any defects before they put the house on the market.

HIPs points to watch:

  • Timing is critical. The Government estimates it will take up to 14 days to put a HIP pack together
  • If you are already selling your home before 1st August, you will not need a HIP unless it remains unsold at 31 December 2007.
